Neighborhood Stabilization Program of Lee County
Helps to Revive Lehigh Acres

The Neighborhood Stabilization Program of Lee County (NSP) transforms vacant foreclosed homes to beautifully rehabilitated properties – inside and out. Once move-in ready, the newly remodeled homes are listed on the NSP website www.nsp.leegov.com and the Realtors’ Multiple Listing Service, and sold to Lee County home buyers. By buying foreclosed properties, rehabilitating and making them available for purchase, County government is improving housing and neighborhood conditions in our community and bringing the pride of homeownership into reach for hard-working families.

The NSP website, www.nsp.leegov.com, provides detailed information, such as qualification requirements and maps of target areas, as well as listings of currently available homes.

The prices of the newly renovated and fully equipped homes result in mortgage payments that are often lower than rent. Best of all, stimulus funds are helping with closing costs and financial subsidies and can be as high as 50-percent of the purchase price. This federal program is not only for low income earners; buyers with up to 120-percent of Area Median Income (AMI) can qualify to purchase a NPS home. For a family of four, it’s up to $73,920 yearly family income. One of the few requirements is that buyers cannot currently own a home.

A home on Lee Street in Lehigh Acres received the most remarkable transformation. Here County contractors removed the signs of years of neglect. The remodeling job dramatically improved the conditions in this neighborhood. The new property owner went through the NSP application process before he was able to secure a contract for the home and moved-in in April.     
 
NSP homes are located throughout Lee County, with concentration in Lehigh Acres. The Lehigh target area was recently expanded and includes now all of Lehigh, up to SR 82. Currently, there are nine beautiful Lehigh homes listed on the NSP website and the Realtors’ Multiple Listing Service. Newly remodeled homes will be listed as soon as they are ready for purchase.       

Most NSP homes are nearly new CBS construction, with 3 bedrooms, 2 bathrooms and a two-car garage. Local contractors work to ensure that each home is in move-in quality condition before the County places it for sale to NSP buyers. Lee County had purchased 121 foreclosed homes in Lee County by the end of June and a quarter of the remodeled homes already sold or is under contract to qualified NSP buyers.
The NSP program goal is to acquire, remodel, and sell as many as 200 homes in Lee County by the time the program ends.


Buyers interested in purchasing an NSP home should contact one of the Housing and Urban Development (HUD)-certified housing agencies which help with the application process: the Home Ownership Resource Center and the Lee County Housing Development Center.
